Industry Leaders Come Together To Achieve Space-Use Solutions For The Arc Rockland

JLL announced that it has completed two transactions on behalf of The Arc Rockland: the $6.5-million sale of the company’s headquarters in Congers, NY, and the $2.75-million acquisition of an office property in Valley Cottage, NY.

The real estate transactions were part of a community-based effort led by JLL to develop a comprehensive strategic plan for The Arc Rockland’s real estate portfolio. The goal was to identify cost savings and revenue-generating opportunities across 38 owned and leased properties while supporting services to individuals, said Carmine Marchionda – CEO of The Arc Rockland. The Arc Rockland is a critical service provider for 1,000 children and adults with developmental and intellectual disabilities in New York State.

As part of a larger rationalization of its real estate portfolio, The Arc Rockland sold the 81,780-square-foot office/flex building on 7.52 acres at 25 Hemlock Drive in Congers to Portables Unlimited, Inc., a Nanuet-based wholesaler and exclusive master dealer of T-Mobile products.

The property, which features office,flex and warehouse space, is located off Route 303, with close proximity to Route 9 West, the Palisades Interstate Parkway and Interstate 287.“Raja Amar, the CEO of Portables Unlimited, showed extraordinary generosity by including in the purchase of 25 Hemlock Drive an agreement that enables The Arc Rockland to continue its operations in a large portion of the building for an extended period of time, to accommodate The ARC Rockland’s timeline in the relocation of its program and office space, to new locations,” said Frank D. Recine, Executive Managing Director with JLL. “This gesture provides ARC the time and ability necessary to act in the best of interest of its clients as it is repositioning the portfolio.”

To that end, The Arc Rockland acquired the 20,200-square-foot 210 Route 303 located on 1.9 acres in Valley Cottage From Five Great Kids LLC. The two-story property, which will accommodate the non-profit’s offices and a community habilitation program , is located near Route 9W and Interstate 287. This site offers numerous amenities, including a daycare facility, fitness center, outdoor patio and abundant parking.

JLL began working on the initiative with The Arc Rockland in 2018. Frank D. Recine led the project, building the team and executing the project from inception to completion. Erin Patterson, Senior Vice President with the JLL Consulting Group, analyzed the non-profit’s real estate portfolio from an operation and cost perspective.Jose Cruz, Senior Managing Director, Jordon Avanzato and Marc Duval, Directors, with JLL Capital Markets managed the marketing and sale of 25 Hemlock Drive.William Kimmerle, Principal of Kimmerle Group, led architectural programming and planning for the Valley Cottage building and The Arc Rockland’s overall space utilization needs. Ralph Walker, Senior Project Manager, with RSC Architects analyzed the non-profit’s residential portfolio and worked with The Arc Rockland to create “The Model Home of the Future.”Anthony Lando, of Julia B. Fee Sotheby’s International Realty, assisted with site selection and marketing for residential locations.

JLL represented The Arc Rockland in both transactions.Paul Adler, Chief Strategy Officer/RE and an Associate Broker with Rand Commercial, represented Five Great Kids LLC in the sale of 210 Route 303. Portables Unlimited was represented in-house in the sale of 25 Hemlock Drive.

The Arc Rockland is positioning itself to secure additional future transactions through the reinvestment of the sale proceeds to ensure the organization’s programs and services are offered in community-based settings that offer flexible/innovative program space and accessibility throughout Rockland County.
