Boutique Class-A office property, steps from Penn Station, offers full-building HQ opportunities and single floor leasing options with outdoor space, signage and naming rights

Avison Young New York has been named the exclusive leasing agent for 12 Penn Plaza, a 35,165-square-foot, six-story boutique office building in Midtown Manhattan across from Penn Station. The property offers negotiable naming rights and signage opportunities for full-building HQ tenants.

An Avison Young team led by Senior Director Brooks Hauf and his team including Associates Cole Chartash, Katie Richardson and Peter Johnson have been retained to lease the property on behalf of owner Churchill Real Estate.

The newly developed 12 Penn Plaza offers 4,653-square-foot, flexible floorplates on the second through penthouse floors totaling 23,265 RSF of office space with ground floor retail available. The building includes a Vocon-designed, pre-built space on the fifth floor, which provides a basis of the building’s standard finishes. Ownership is open to building space to suit for tenants and leasing at flexible lease term lengths. Exclusive naming rights for the building and unique branding opportunities on the building facade, front entrance entryways and the side facade of the property are also available for a full-building tenant.

The Class-A property includes multiple prominent outdoor spaces, including a 2,500-square-foot private terrace on the second floor and an exclusive 3,200-square-foot rooftop terrace at the property with incredible views of Madison Square Garden, the Farley Post Office Building, Hudson Yards and the Empire State Building. 12 Penn Plaza also boasts an unbeatable, high-ly accessible location in the heart of the Penn Plaza redevelopment and the gateway to Hud-son Yards.

“We are excited about the opportunity to represent 12 Penn Plaza as we believe this will be a one-of-a-kind HQ opportunity with great exposure for a tenant,” notes Hauf. “Ownership recognized that our collective team is a dynamic group of young brokers ready to put in the sweat equity to lease this special property in the current uncertain economic environment. As Manhattan makes its comeback, 12 Penn Plaza will stand out to users that want to control their office environment, while gaining the unique benefits of significant branding, signage and marketing opportunities, which are typically only offered to tenants who lease several hundred thousand square feet.”

The available spaces at 12 Penn Plaza feature high-end finishes as well as polished concrete floors with exposed ceilings. The building also offers the highest-end event space in the entire Penn Station area. The building’s great location is designed to capitalize on the many benefits of the surrounding neighborhood, including the numerous mass transit options at Penn Station as well as the abundant retail, food and outdoor areas nearby.
