Transwestern’s Nonprofit Advisory Services Team Counsels Agency in Both Transactions
Transwestern Commercial Services (TCS) today announces it represented Sheltering Arms in two transactions: a 25,000-square-foot headquarters lease at 25 Broadway in Lower Manhattan and the $7.5 million sale of one floor of its current headquarters at 305 Seventh Ave. in Midtown. Transwestern Partners Lindsay Ornstein and Stephen Powers, Vice President Thomas Hines and Senior Associate Jake Cinti provided Occupier Solutions services for Sheltering Arms.
Sheltering Arms Children and Family Services is a social services agency that serves at-risk children, youth and families across New York City through a wide variety of programs. The agency’s mission is to address the effects of social inequity by increasing opportunities for the city’s most underserved communities.

Nonprofit Advisory Services. “A careful planning process resulted in the decision to sell Sheltering Arms’ current headquarters condominium floors, enabling the agency to relocate closer to the populations it serves, move the administrative offices to an efficient, single floor optimized to attract the best talent, and support portfolio-wide initiatives that will enable the continued growth of the organization.”
According to Transwestern research on New York City real estate, Manhattan’s Downtown market consisted of 92 million square feet of office space, with 12.1% availability and 10.3% vacancy, as of the close of fourth quarter 2019. For the same period, the World Trade Center submarket consisted of 34 million square feet of office space, with 12.2% availability and 11.4% vacancy.
