The Daten Group Launches 575 Fourth Avenue Lux Condo In South Slope

3/15/19

The Daten Group announced the launch of 575 Fourth Avenue, a thoughtfully designed Fischer + Makooi 12-story luxury condominium in South Slope, Brooklyn. There are 70 apartments with 50 individually crafted layouts --- many with private outdoor space and stunning views of Manhattan, the Statue of Liberty and the Brooklyn Bridge.

"Unlike other buildings with cookie-cutter apartment layouts, ours caters to the tailored needs of buyers who want different living experiences," said David Ennis, founder of the Daten Group, one of Brooklyn’s most active developers.

575 Fourth features two distinct outdoor parks – a private quarter acre backyard for residents centered around a lush green lawn and park-like landscape with integrated seating, outdoor theatre for entertaining, children’s playground, dog run, fire pit, barbeque grills and kitchenette for al fresco dining.

"Our courtyard --- dubbed the ‘Great lawn,’ is one of the largest fully amenitized outdoor courtyards in the city, and the rooftop deck soars 12-stories high with commanding views of New York Harbor, the Manhattan skyline, ... all the way to Coney Island,” said Adam Meshberg, the building's award-winning designer and principal of the Meshberg Group, whose Brooklyn-based firm designed the building's interiors and amenity spaces.

The building will feature apartments ranging in size from one to four bedrooms at prices starting at $675,000 to over $2.5 million. There will be apartments overlooking a private landscaped park, those with access to private rooftop outdoor spaces, penthouses with soaring 10’6’’ ceilings providing sweeping views of the Veranzano Bridge to Manhattan, and two townhouses complete with private backyards and parking spaces adjacent to their apartments, priced at around $1.6 million.

“Known for their visual impact throughout Brooklyn, prolific architect Fischer + Makooi has infused 575 Fourth Avenue with smart and thoughtful design in both flow and personality,” said Douglas Elliman’s Gregory Williamson, whose team is handling sales/marketing for the Brooklyn building alongside Alex Maroni of The Maroni Team. “575 integrates the best of outdoor and indoor living.”

For those who value beautiful views, 575 Fourth Avenue also features a resident garden roof deck with expansive, open views of the Manhattan skyline views, seating for outdoor dining and outdoor showers for cooling off during the summer months. Four private outdoor “villas” with water and gas hookups for entertaining will also be available for purchase on the roof deck level.

“575's outdoor amenity package is like no other building around," added Meshberg. “575 is its own kind of living community with amenities that support a diverse tenant base and cater to the way people live and work today, all in a holistic living community we have created here.”

Additional amenities include: a welcoming double height attended lobby, resident lounge with billiards table and co-working spaces, state-of-the-art fitness center with adjacent yoga/stretching studio, children’s playroom, on-site parking, resident storage, and for music lovers, a professional quality music performance room.

575 Fourth Avenue is a modern vision of Brooklyn through each residence’s carefully selected quality materials with interiors that reflect a clean, transitional palette with emphasis on thoughtfully designed kitchens featuring walnut cabinetry and light-colored stone bathrooms with custom vanities.

The quality in each apartment is first noticed underfoot when walking on the luxurious wide-plank European oak wood flooring. Open kitchens are the centerpiece of each home. Meticulous details include walnut cabinets, quartz countertops, Thermador and Bosch appliances. Master baths are outfitted with marble tile walls, Waterworks fixtures and a custom oak vanity with Kohler sinks. Individually controlled, energy-efficient, multi-zone heating and cooling provide maximum comfort, while in-residence washers and dryers and ample closet space ensure all residents’ needs are met.

All apartments feature custom floor-to-ceiling double-paned, noise-isolating operable windows that maximize natural sunlight while creating a quiet space to decompress from the sounds of city bustle.

The building also includes 4,500 square feet of retail space bringing, several new shops to the ever-growing South Slope community.

Park Slope's Fourth Avenue has been one of Brooklyn’ s busiest corridors for new condo development over the last decade with rezoning allowing for more restaurants and retail along the street.

575 Fourth Avenue is on the corner of the newly renovated R-train Prospect Avenue stop, offering quick and easy access to all subway and bus lines for easy commute to Downtown Brooklyn, the Barclays Center, Manhattan and beyond.

The developer, The Daten Group, founded in 2001 by David Ennis, began developing in Manhattan’s trendy neighborhoods notably, Tribeca, the Upper East Side, Midtown West and East Harlem. Following the trends, they moved into several other burgeoning markets, developing high-end residential buildings in Brooklyn, downtown White Plains and Hoboken.

The Daten Group has become one of Brooklyn's most active developers with other projects that include: two new luxury residential buildings --- 840 Fulton Street in Clinton Hill (luxury rental) and 856 Washington Avenue in Prospect Heights (condominium). In 2016, they completed a high-end residential condo conversion of a former police precinct in Brooklyn Heights, 72 Poplar Street which sold out to record numbers.
