Ivy Realty buys 420,433-SF Station Plaza on Long Island
Connecticut-based Ivy Realty has acquired the two-building Station Plaza, a 36 percent-leased office complex with 420,433 square feet beside the Hicksville LIRR Tran Station.
The sale and financing were handled by Holliday Fenoglio Fowler LP's senior managing directors Andrew Scandalios and Jose Cruz and managing directors Kevin O'Hearn and Jeffrey Julien along with a debt placement team led by senior managing director Jay Marshall. Aetna Life Insurance Co. is the lender for the property, a pair of five-story buildings.
Station Plaza is located at 100, 102 and 110 Duffy Ave., about 25 miles from Manhattan on Long Island. The primary tenants are 1199SEIU, New York Sports Club and Farmers Insurance Group.
"Station Plaza is situated in one of the most prestigious and desired suburbs in Long Island due to its proximity to Manhattan, exceptional demographics and convenient transportation infrastructure," Scandalios said. "Train service into the city is only a 45-minute commute."
