12/25/17

Circa Central Park (Circa), the Upper West Side's most stunning new condominium building located at 285 West 110th Street on Central Park, has closed on the most expensive condominium north of 86th street on the west side since 2010, and is marked as the highest price paid for a condominum in Harlem since 2008. The unit, penthouse 2A (PH2A), boasts 2,771 interior and 550 exterior-square-footage and closed at $7,238,750.

“We are thrilled to hit a milestone of this caliber for Circa and the surrounding neighborhood,” said Elaine Diratz, Managing Director of Town New Development, the exclusive sales and marketing firm of the development. “We are confident that with this sale being the most expensive closing in almost a decade, it will lead to an even greater increase in interest for the neighborhood.”

Developed by Artimus Construction and designed by FXFOWLE Architects, the 11-story, 38-home building features a tiered profile of one- to five-bedrooms residences, many with private terraces, and a unique curved glass façade, offering floor-to-ceiling panoramic views of Central Park, Morningside Park, and New York City's iconic skyline. The building embraces a mindset of sustainability and is anticipating a rating of Silver LEED certification; as well as a 25-year 421-tax abatement.

Amidst the ample natural light, the elegant residences showcase high ceilings and oak flooring. Sleek kitchens feature custom Italian cabinetry, white quartz islands and Lagos blue stone countertops. Sub-Zero refrigerators and Bosch microwaves and dishwashers are seamlessly integrated into the overall design, and Bosch ranges with vented hoods make the homes ideal for entertaining. Baths and powder rooms provide a spa-like experience with white marble floors and walls, as well as a white limestone tile accent that wraps from floor to wall. Most bathrooms feature a Duravit bathtub with a separate glass enclosed shower, illuminated medicine cabinets, white lacquer vanities with double sinks, heated floors and Grohe fixtures.

Further enhancing the lifestyle at Circa are thoughtfully programmed amenity spaces including a fitness center, an exclusive resident lounge, a landscaped courtyard, a rooftop terrace, a 24-hour doorman, and cold storage. Special attention was paid to curating amenities for Circa's younger residents; in addition to a children's playroom, a tween room outfitted with gaming console and a quiet study room plus bicycles, picnic baskets, and remote control sailboats for enjoyment in the park. The building also features an on-site resident manager, ample underground parking, electric car charging stations, bike and private storage, and a pet washing station. The development was just recently included in a feature about buildings with the most outrageous amenities in NYC in 2017.

With its enviable location, Circa offers a prime destination in one of the most vibrant neighborhoods. Residents of Circa are steps away from various opportunities for dining, culture and transportation. The area is home to the 843 acres of Central Park, American Museum of Natural History and the Children’s Museum as well as Marcus Samuelsson’s Streetbird Rotisserie, Row House, Le Monde, and Harlem Food Bar, among many others. In addition, residents will find eased access is provided by subway lines B, C, 1, 2 and 3.

Circa has a select number of residences left. Remaining homes range in size from three- to five-bedroom residences with beautiful park views and immediate occupancy. For more information, visit www.circacentralpark.com or call 212-280-0285.
