CBRE announced today the firm’s latest under-30,000-square-foot office leasing transactions in Manhattan.

Tenant Representation

CBRE’s Ben Friedland, Robert Hill, Ramneek Rikhy and Mary Ann Tighe represented Trepp in a 25,429-square-foot lease at 600 Fifth Avenue for the entire seventh floor. The term is 11 years and the tenant is moving from 477 Madison Avenue. Owner Tishman Speyer Properties was represented in-house by Samantha Augarten, Blythe Kinsler, Natalia Macias and Joshua McGuire.

CBRE’s Clyde Reetz represented Berkshire Capital in a 13,362-square-foot lease at 527 Madison Avenue for the entire third floor. The term is ten years and the tenant is moving from 535 Madison Avenue. Owner Mitsui Fudosan America was represented by James Frederick, Gordon Hough and Peter Occhi of C&W.

CBRE’s Sarah Pontius and Kylie VanBuren represented Altaris Capital Partners in an 8,925-square-foot lease at 10 East 53rd Street for the entire 31st floor. The term is ten years and the tenant is moving from 600 Lexington Avenue. Owner SL Green Realty Corporation was represented in-house by David Kaufman and Paul Milunec and JLL’s Ben Bass, Paul Glickman, and Cynthia Wasserberger.

CBRE’s Keith Caggiano, Ben Fastenberg, Gregg Rothkin, Brett Shannon, Peter Turchin and Ross Zimbalist represented owner Shorenstein Properties in a 30,931-square-foot lease with ES Sutton at 1407 Broadway for the partial sixth floor. The term is 11 years. The tenant is moving from 1400 Broadway and was represented by Michael Beyda of Benchmark Properties.

CBRE’s Evan Fiddle, Howard Fiddle, Benjamin Joseph, Gregg Rothkin and Arkady Smolyansky represented owner LeFrak Organization in a 25,000-square-foot renewal with Tocqueville Asset Management at 40 West 57th Street for the entire 19th floor. The term is ten years. The tenant was represented by Daniel Madison and James Saunders of NKF.

CBRE’s Jonathan Cope, Howard Fiddle, Brad Gerla, Caroline Merck and Zak Snider represented owner American Realty Capital New York City REIT in a 23,429-square-foot lease with Knotel at 123 William Street for the entire 14th floor. The term is ten years. The tenant was represented by Elie Reiss of Skylight Leasing.

CBRE’s Ramsey Feher and Anthony Manginelli represented sublandlord Health Management Systems in a 22,500-square-foot sublease with Ipsos North America at 360 Park Avenue South for the entire 17th floor. The subtenant was represented by Christian Helgesen and Dirk Hrobsky of C&W.

CBRE’s Evan Haskell, Benjamin Joseph, Arkady Smolyansky, Mary Ann Tighe and Ross Zimbalist represented owner Georgetown Company in a 20,086-square-foot lease with Dwight Capital at 787 Eleventh Avenue for the partial tenth floor. The term is ten years. The tenant is moving from 250 West 55th Street and was represented by Daniel Posy of Savills Studley.

CBRE’s Justin Aronson and Michael Rizzo represented sublandlord Globe Tax Services Inc. in a 17,880-square-foot sublease with Eprodigy Financial at 90 Broad Street for the entire 16th floor. The tenant is moving from 11 Broadway and was represented by Mayer Jotkowitz of Miyad Realty.

The tenant is moving from 590 Madison Avenue and was represented by Colliers International.

CBRE’s Meghan Allen, Paul Amrich, Anthony Dattoma and Neil King represented owner TIAA-CREF in a 10,490-square-foot renewal at 780 Third Avenue with Dale Carnegie Institute. The tenant was represented by Robert Lowe of C&W.

CBRE’s Joseph Mangiacotti represented owner Ray and Jack Yadidi in an 8,662-square-foot lease at 320 West 37th Street with Fora Financial for the entire eighth floor. The term is five years and the space was turn-keyed by the landlord. The tenant is moving from 519 Eighth Avenue and was represented by Greg Skaler of C&W.
