Cushman & Wakefield Arranges Sale of Upper West Side Apartment Building

11/5/17

Cushman & Wakefield today announced that the firm has arranged the sale of a nine-story, 30,159-square-foot, pre-war apartment building located at 110 West 69th Street in Manhattan’s Upper West Side. The property was sold for $28,900,000.

A Cushman & Wakefield team consisting of Senior Managing Director Paul Smadbeck, Senior Managing Director Hall Oster, Associate Director Teddy Galligan, Associate Director Conrad Martin, and Senior Associate Bryan Smadbeck represented the seller, a private family owner, and the buyer, an Upper West Side investor, in the transaction.

110 West 69th Street is a genuine boutique trophy located in one of the world’s most desirable residential locations,” said Paul Smadbeck of Cushman & Wakefield. “With bonafide near-term upside and prospects for long-term appreciation, the offering attracted substantial interest, which resulted in the property trading for a considerable premium.”

The Neo-Renaissance styled building consists of 36 apartments, 27 of which are free-market or vacant, thus allowing for conversion to a luxury rental or condominium. Two of the ground-floor apartments have been renovated and duplexed to the basement, and both offer private outdoor garden space. The additional 34 apartments are currently designed as large one-bedroom units, but could be converted into two-bedrooms or larger family-sized apartments. The property features a full, double-height basement, a passenger and freight elevator, and dual interior staircases. Each unit has a main entrance and service entrance.

Located steps away from Central Park, the property is situated nearby Lincoln Center for the Performing Arts and an abundance of high-end retailers on Columbus Avenue and Broadway. The property is also walking distance from the 1,2,3, A, B, C, and D subway lines, in addition to multiple bus stops.
