Brand-New Modern Residence, Inspired by Tribeca’s Industrial Past, Brings Sought-After Amenities and Refined Living Spaces to Landmark Neighborhood

Toll Brothers City Living®, the urban development division of Toll Brothers, Inc., (NYSE:TOL), the nation’s leading builder of luxury homes, is pleased to announce the launch of sales at 91 Leonard, a new 19-story condominium designed by renowned architects Skidmore Owings and Merrill (SOM) and Hill West, offering 111-modern residences infused with an industrial spirit. Inspired by Tribeca’s rich architectural heritage, the building features handsomely crafted exterior details including dark bronze window frames and terracotta fins that reinterpret the classic, layered facades of the iconic neighborhood’s cast iron warehouses and lofts. The building is expected to receive LEED certification.

“91 Leonard offers the rare opportunity to live in a new construction building with modern amenities and refined spaces located in the heart of one of New York City’s most legendary landmark neighborhoods,” said David Von Spreckelsen, Division President of Toll Brothers City Living.  “Tribeca is one of New York City’s most desirable places to live, yet many buyers find themselves priced out of the neighborhood. Our goal with 91 Leonard is to make Tribeca more attainable for buyers, while still delivering the high-design, finishes, amenities and lifestyle that our customers are looking for in Downtown Manhattan.”

With a nod to Tribeca’s iconic loft style, Whitehall Interiors has created residences soaked in natural light from 91 Leonard’s nearly floor-to-ceiling windows, with generous ceiling heights and slender whitewashed oak floors. Kitchens and bathrooms boast a sophisticated palette of oak cabinetry and richly textured marble. Blackened steel backsplashes, brass or bronze hardware, and custom pewter and brass plumbing fixtures by Brooklyn-based Watermark add handcrafted accents that celebrate Tribeca’s industrial past.

Kitchens also feature honed Pallisandro marble countertops and custom Poliform cabinetry with built-in refrigerators and dishwashers by Gaggenau. Other appliances by Gaggenau include stainless steel gas cooktops and wall ovens, microwaves, and in the penthouse units, Teppanyaki griddles, speed ovens, warming drawers, and wine refrigerators. All residences are equipped with Bosch washers and dryers.

With an elegant, understated entrance on Leonard Street, the building is a calming respite from the urban bustle of Manhattan. The entry opens into a towering, brick-lined vestibule that evokes the feeling of a secret passageway hidden along a European street with floor-to-ceiling windows that overlook a tranquil garden and reflecting pool designed by international landscape architectural firm Enea.  Residents and guests are welcomed through the vestibule to the soaring, light-filled lobby, which is strikingly finished in whitewashed brick and textured concrete with a turtle shell marble feature wall. Beyond, is a cozy residents’ lounge with fireplace, billiard table and a secluded nook that opens onto another private courtyard garden and reflecting pool.

The full-service building is attended by a 24-hour doorman and concierge, and other elevated amenities include a fitness center, indoor pool, sauna and steam room, children’s playroom, screening room, and a rooftop lounge with outdoor fireplace.

91 Leonard is within walking distance of many wonderful restaurants, and nightlife in the area is vibrant. Shops and conveniences abound in Tribeca and transportation is abundant, including the 1 train at Franklin Street, and the A,C,E; N,R,Q; 6; J,Z trains at Canal Street, as well as nearby ferry service from World Financial Center.

Close to New York Harbor and the Hudson River, 91 Leonard is just a short stroll to parks and playgrounds along the river, as well as to several terrific downtown green spaces including Thomas Paine Park & Foley Square, Columbus Park and City Hall Park.

Toll Brothers City Living is handling the sales and marketing for the development. Prices range from $795,000 to $10,490,000. The sales gallery is located at 75 Leonard Street.
