Alexander Property Holdings Introduces 9 Polito in Lyndhurst, N.J.

A New Jersey Meadowlands office landmark has been redefined as a showplace for modern design and amenities, according to commercial real estate services firmCushman & Wakefield. Alexander Property Holdings LLC, which owns 9 Polito Avenue in Lyndhurst, transformed the 30-year-old, 271,000-square-foot asset through a newly completed, multi-million-dollar renovation, and recently named Cushman & Wakefield as the building’s exclusive leasing and managing agent.

“This property is now the gem of the Meadowlands,” noted Cushman & Wakefield’s Curtis Foster, who heads the leasing team with Jerry Shifrin. “In essence, 9 Polito is a brand-new building with an amenities package befitting new office construction.”

Alexander Property Holdings purchased the 10-story, Class A asset – formerly known as Copper Ridge Center – in 2015. This spring, the firm reintroduced the property with a completely reinvented interior, and well-appointed facilities and services.

A dramatic, sculptural reception desk complements bright finishes, marble floors, contoured walls, soft-seating gathering areas, and custom light fixtures throughout the building. Copious use of LED lighting further defines 9 Polito’s distinctive, hospitality-inspired atmosphere. Alexander Property Holdings also updated the building’s mechanical systems and installed new elevator cabs.

A full-service café, teleconference center, gym, and outdoor WiFi and gardens highlight the property’s new lifestyle enhancements. Additional features include a childcare center, four decks of covered parking, turnstile card access with manned security, concierge service, onsite management and building engineer, full-building WiFi, and a loading dock for shipping and receiving. The building is attached by a catwalk to the Courtyard by Marriott Lyndhurst. 9 Polito tenants also enjoy onsite shuttle service to Secaucus Junction, with bus service to Manhattan just steps away.

9 Polito sits 10 miles from Manhattan and minutes from many of New Jersey’s major highways. By car, it is less than 10 miles from the Garden State Parkway and the New Jersey Turnpike, and just minutes from routes 3 and 17. Rutherford Station, 1.5 miles away, serves NJ Transit’s rail and bus systems. The property is also just 15 miles from Newark Liberty International Airport.
