101-147 West Main Street Ownership Taps Cushman & Wakefield to Exclusively Market 2.5 Acre Development Site

7/25/17

Cushman & Wakefield today announced that the firm has been retained on an exclusive basis to market 101-147 West Main Street, a 2.5 acre development site in Patchogue, Long Island. The firm is currently taking offers for the property.

A Long Island-based Cushman & Wakefield team of Executive Director Frank Frizalone, SIOR, Director Nicholas Gallipoli, and Associate Thomas Deluca will lead the property’s marketing efforts to identify a buyer for the property.

The existing building on the property – which offers potential views of Patchogue Lake – is 30,000 square feet and sits on a 300’ x 373’ lot. Currently, the site is zoned Downtown Redevelopment (DRD) within The Village of Patchogue, which may permit a 6-story hotel/mixed-use property.

“With a vibrant tourism business in NYC stretching to the eastern end of Long Island, coupled with the property’s convenient access to public transportation and area attractions, the Long Island market is thriving,” said Frank Frizalone. “This is the perfect opportunity for a developer to make a landmark property.”

101-147 West Main Street is located across the street from the future Anheuser-Busch Brewery, and other nearby popular destinations including the Patchogue Theatre, Fire Island and the Hamptons. The property is also easily accessible by the LIRR Patchogue Train Station. In addition, Downtown Patchogue is stocked with dining options, entertainment and parks. The area continues to emerge as one of the quickest growing neighborhoods largely due to the local government’s abilities to fast track approvals within 12 months.
