New luxury rental development offering the ultimate amenities and sustainable living experience further solidifies LIC as desirable living destination

Brause Realty Inc. and Gotham Organization, Inc. are pleased to announce the leasing launch of The Forge— a new, sustainable rental development in Long Island City. The 38-story tower, with pending LEED® Silver Certification, offers 272 luxury residences, and a plethora of amenities including an outdoor pool and movie screen. The building features an impressive double-height lobby, accented by the image of a rooster — inspired by a street art mural from the original Purves Street building site, as well as artwork created by local Long Island City artists. The Marketing Directors is the exclusive marketing and leasing agent for the project. Tenants can move in at the end of the month.

“We are thrilled to launch leasing for this distinguished rental building that offers a new take on urban living within a growing neighborhood five minutes from Midtown Manhattan,” said David Brause, president of Brause Realty. “Over the years, Long Island City has transformed from a historically industrial neighborhood into a cultural enclave filled with galleries, museums and artisanal restaurants. It is the perfect community for those looking to move further from the bustle and expense of city life in Manhattan but still remain in close proximity with plenty of transportation options.”

Located on a quiet, tree-lined cul-de-sac at 44-28 Purves Street, The Forge offers studios, one- and two-bedroom homes with starting prices at $2,485 for studios, $3,030 for one-bedrooms and $4,150 for two-bedrooms. Residences boast Feng Shui-certified layouts and feature energy-conserving windows, oak flooring, quartz countertops, stainless steel ENERGY STAR®KitchenAid and Bosch appliances, bathrooms with custom penny tile, oversized closet and storage space, and Bosch washer/dryers.

The Forge is a full-service building featuring more than 26,000 square feet of first-class indoor and outdoor amenities. Outdoor spaces include a landscaped courtyard and Sculpture Garden, a 50-foot outdoor pool with lap lanes, movie screen, hammock park, pool terrace with lounge seating, ping pong and foosball tables, “back yard” for fitness activities, summer kitchen with grills and dining area, and outdoor rooftop terrace with sweeping East River and Manhattan skyline views.

Indoor amenities include a rooftop Sky Lounge, business bar, children’s playroom, private party room with wet bar, dining area, and a fitness center with Peloton exercise bikes, movement studio and classes. Residents have access to a 24-hour doorman and LIVunLtd Concierge Services, and package room with refrigeration. On-site parking with electric charging stations, bike storage and additional tenant storage space will also be available. Wi-Fi will be provided throughout common spaces.

Art by local Long Island City artists will also be featured throughout The Forge. A permanent, hanging installation by artist Kate Newby — whose work was recently showcased at the SculptureCenter across the street from the building — will be featured in the West Library, consisting of antique glass bottles found during the excavation of the construction site, handcrafted bottles and metal fixtures. Two other temporary installations by Newby will be featured for one year at the entrance of the building and the rear courtyard. Other local artists to be featured will include Ryan James MacFarland, Evan Venegas, Matthew Ward and Rebeca Raney.

“The Forge really is a ‘village within a building,’” said David L. Picket, president of Gotham Organization. “Residents have access to an abundance of amenities and services that make your daily life exciting and convenient, with a scale that feels more like a boutique hotel than a convention center.”

Thoughtfully-conceived by FXFOWLE, The Forge offers an environmentally-conscious building design accented by energy-efficient systems and materials of the highest integrity to create a cleaner, healthier environment to call home. The materials used were carefully selected to attain LEED® Silver certification, and include a wind turbine and solar panels for supplemental electricity as well as an irrigation system utilizing captured rainwater for the landscaped spaces.

“The Forge blends environmental consciousness with the industrial heritage and creative spirit of Long Island City,” said Dan Kaplan, FAIA, LEED AP, Senior Partner of FXFOWLE. “The resulting design is a vibrant mix of warm materials, inventive green spaces, compelling art and abundant natural light.”

The Forge is set within the desirable neighborhood of Court Square in Long Island City, offering residents connectivity to entertainment, culinary experiences and cultural attractions. The building is also one subway stop to Midtown Manhattan, with train access to three subway stations and seven subway lines including the E, G, M, N, R, W and 7 trains.
