Polhemus Residences & Townhouses are first of seven distinct properties to come to market within River Park – Cobble Hill’s newest water adjacent neighborhood
Fortis Property Group, LLC (Fortis) today unveils redevelopment plans for one of the largest projects coming to New York City since the launch of Hudson Yards. The Brooklyn-based developer is transforming the former Long Island College Hospital site, situated in the heart of Cobble Hill. Now called River Park, this dynamic new neighborhood will be shaped by striking architecture, epic skyline to river views, coveted indoor and outdoor amenities, and expansive parks.

Spanning nearly one million-square-feet, River Park will be comprised of seven unique properties, including restored landmarks, contemporary townhomes, and sculptural towers – a thoughtful ensemble of individualized architectural approaches, all fronting a newly re-envisioned park.

First to market within River Park will be the Polhemus Residences and Townhouses. The Polhemus Residences are comprised 17 condominium homes housed within the landmarked Polhemus Building. With restoration of the exquisite limestone and brick façade currently underway, many of the building’s original Beaux Arts stylistic details are now being used to inspire designs of the newly refined interiors, from iconic fenestration, to the use of rich materiality.
Inside, each residence, designed by BKSK Architects, will boast windows that soar up to sixteen feet, and voluminous ceilings reaching up to twenty-one feet. Signature features include roof decks with stunning harbor views and bespoke finishes, including oak staircases with satin nickel trim in select duplex residences andkitchens appointed with Gaggenau appliances. The homes will also offer custom millwork cabinetry with leather-wrapped Tanner’s Craft nickel hardware and five-fixture master baths with radiant-heated floors and Lefroy Brooks fittings. Two- to five-bedroom homes will range in size from 1,591 square feet to 3,693 square feet and are priced from approximately $2.55 million to over $6 million.
The thoughtfully restored Polhemus Building entrance will house a petite salon reception, featuring exquisite design elements such as hand-cut mirrors and millwork walls which frame the original marble floors. Inside is a series of dynamic amenity spaces, including a concierge, duplex fitness center with state-of-the art cardio and conditioning equipment and a separate yoga atelier, a billiards library with custom millwork bookcases and upholstered furnishings, private subterranean parking, and a rooftop lounge with views of New York Harbor and downtown Brooklyn.
The Polhemus Townhouses, comprised of eight individual residences envisioned by Douglas Romines, will rise along Amity Street, between Henry Street and Hicks Street. The townhomes, two of which will be 20 feet wide with a gray brick façade and six of which will be 16 feet wide with a red brick façade, will feature private elevators, two-story great rooms, rooftop entertaining, 20-foot glass walls with garden vistas and chef’s kitchens appointed by Gaggenau. They will range in size from 3,720 square feet to 5,300 square feet and are priced from $5.995 million to over $8 million.
Owners of the Polhemus Townhouses will also have access to an array of amenities rarely found with townhome living. At the base of each home, residents will enjoy direct access to the Underground Mews, which includes a private parking, as well as a paved walkway offering sheltered access to the landmark Polhemus Building. As part of an optional annual membership plan, townhome owners can choose to accessthe services and amenities found within the condominium Polhemus Building previously mentioned.

As Phase Two of River Park, three additional new construction properties are expected to launch sales in late 2017. These include 1 River Park, which will feature bespoke studio to three-bedroom homes designed by FX FOWLE located on the southwest corner of Atlantic Avenue and Hicks Street; 2 River Park, an elegant tower designed by Hill West located on the northwest corner of Hicks Street and Pacific Street, offering thoughtfully designed one- to four-bedroom homes with panoramic water views and a coveted full-floor penthouse; and 5 River Park, which, located at the northeast corner of Henry Street and Amity Street, will feature contextual design by Douglas Romines with a palette of traditional materials common to Cobble Hill, offering a collection of one- to four-bedroom homes. Construction of these properties is slated to begin this year with completion expected by 2020.
The final two properties within River Park that will launch as Phase Three include 3 River Park and 4 River Park. Sales for this final phase are expected to commence in 2020, with completion expected in 2022.
