Town Commercial & Stellar Management Complete Full-Floor Deal At One SoHo Square

TOWN Residential, New York’s leading luxury real estate services firm, and Stellar Management are proud to announce the successful closing of the estimated 32,000-square-foot fourth floor of the newly constructed One SoHo Square, located at 223 Spring Street/161 Avenue of the Americas. TOWN's award-winning broker, Lori Shabtai, and team member Jonah Katz, represented the tenant DoubleVerify. DoubleVerify, a NYC-based tech company that authenticates the quality of digital advertising for the world's largest brands, will be relocating from Midtown Manhattan to establish One SoHo Square as its new world headquarters later this year. The asking rent was $80 per square foot.

One SoHo Square East – a 15-story building – and One SoHo Square West – a 13-story building – along with the new side-core configuration will make One SoHo Square one of the largest, most efficient floorplate offerings in SoHo, offering up to 30,000 square feet. The three new penthouses atop West, ranging from 20,000 to 23,000 square feet, will feature ceiling heights up to 13’6”, unobstructed views, skylights and oversized private terraces. Well-located on the cross-section of SoHo and Hudson Square, One SoHo Square provides the best of both worlds in two of the most vibrant and sought-after neighborhoods in Manhattan.

Responsible for the successful leasing of more than 60,000 square feet of tech tenant space in SoHo alone, Ms. Shabtai had an immediate and clear command of DV’s needs, from aesthetics to wave2wave connectivity, and to the usable square footage demand load for electricity and HVAC. She previewed more than 300,000 square feet, narrowing the consideration set to 100,000 for DV's owners.

With a career built on discretion and knowledge, backed by results, Ms. Shabtai is known for her sharp focus on investment sales, retail brokerage (tenant and owner representation), international and national hotel, hospitality, and brand advisory services, as well as sales of residential and retail condos.

Since joining TOWN, Ms. Shabtai has been integral to the successful sales transaction of more than $1.4 billion; over 30,000 square feet of office leases and 6,000 square feet of retail leasing.In addition to recent luxury residential transactions in both Manhattan and the Hamptons, Ms. Shabtai just closed a 10 year retail lease at 870 Seventh Avenue for AFEX, the global payment and risk management solutions specialist; procured a new space for her longtime client, YogaWorks, at 1045 Northern Blvd. in Manhasset; and successfully sold elite retail and residential condos at 738 Broadway and 395 Broadway. She even found the ideal country get-away for one of her VIP customers, located on Brick Kiln Road in Bridgehampton, NY.

Drawing on her unique understanding of many aspects of the real estate business, some past deals have included the marketing and leasing of Columbus Square - 350,000 square feet of Upper West Side retail, the leasing of the retail at the iconic Puck building to REI's NYC flagship; the leasing of the retail, restaurant and rooftop lounge at the Empire Hotel (60,000 square feet, including Duane Reade and Starbucks); 50,000 square feet of tech office and retail at 429 Broadway; and 30,000 sf of office and retail at 459 Broadway.Ms. Shabtai also served as the original leasing broker for the Gansevoort Hotel in Miami, and the Trump SoHo (coincidentally, just across the street from DV's newest headquarters).

Designed by Gensler, One SoHo Square consists of 161 Avenue of the Americas (One SoHo Square East) and 233 Spring Street (One SoHo Square West) and will have a new shared glass lobby and modern central core overlooking SoHo Square Park. The new core – standing 19-stories tall – will provide tenants an efficient floorplate by relocating the redundant infrastructure from both buildings to the shared core. When completed, One SoHo Square will also feature three brand-new, floor-to-ceiling glass penthouse floors with private terraces, nine new passenger elevators, new mechanical systems, and new bathrooms.
