Ideal Properties Group Breaks Residential Sales Price Record in Crown Heights North

8/11/16

Unit C at 1372 Dean Street, “The Castle,” Closes at $987 Price Per Square Foot

Ideal Properties Group, a leading Brooklyn real estate firm, today announced it sold unit C at 1372 Dean Street in the historic district of Crown Heights North for record-breaking prices in the neighborhood. Ideal’s Associate Broker, Jennifer Rhodes and Principal Broker, Erik Serras, were the brokers handling the sale.

The fortress-like landmarked building, dubbed “The Castle,” is one of the biggest icons of Crown Heights historic neighborhood. Unit C, a 1,164 square-foot two-bedroom, two-bathroom condo sold for $1.15 million, garnering $987 per square foot.

The developer of 1372 Dean Street is Komaru Enterprises LLC, who specializes in restoration and conversion of Landmark unique buildings. Komaru is currently also restoring the oldest house in Crown Heights, and the last remaining freestanding wood frame house, known as the George B and Susan Elkins house, which is across the street from the castle at 1375 Dean Street.

“The Castle was redeveloped with the most intricate personal touches and elements from local Brooklyn stores,” stated Aleksandra Scepanovic, Managing Director of Ideal. “With this level of elaborate detail, and the continued decrease in inventory in Crown Heights North and beyond, we are not surprised at the record-breaking sales prices. We expect this trend to continue throughout the rest of 2016.”

Built in 1888, this Romanesque Revival landmarked building has an impressive brick façade and three-story curved turret. Each of the four condo units features a private outdoor space, a generous interior layout and top-of-the-line design and materials.

The developers traveled to Belize and came across the reclaimed Belizean Sinker Mahogany wood, which they used to make the bathroom niches, benches and shelves. In addition, the units feature prime quality black walnut hardwood flooring, curved glass mahogany windows, and hand painted tile from Morocco. Many of the truly unique light fixtures throughout the house were purchased from a Brooklyn-based lighting store. The building also contains custom iron-made staircases and fixtures, crafted by local artists, which complement the age of its castle-like appearance. The extent of the historic restoration of the building includes exposed original framing of the turret, exposed clay brick chimneys and restored original sloped slate mansard roof.

Crown Heights is an elegant and stately neighborhood overflowing with history and charm. Characterized by late 19th and early 20th century mansions and brownstones coupled with an unparalleled vibrancy and energy, this booming neighborhood is growing popularity in Brooklyn. It features restaurants, cafes, bars and shops throughout.
